BFJ prepared a fiscal impact analysis of proposed mixed-use development options for a 12-acre site in downtown Norwalk. The site, adjacent to the junction of Interstate 95 and Route 7, is designated to accommodate over 80,000 square feet of office space and hotel uses, as well as retail space and parking for 3,000 cars. The impact analysis involved a review of the market value of existing conditions as well as alternative development scenarios. A cost benefit analysis was also prepared as part of the study.
