BFJ created a master plan concept for a residential neighborhood located southeast of Almaty. The 580-hectare (1,433-acre) site is mountainous, comprising peaks with altitudes ranging from 1,000-1,425 meters (3,280-4,675 feet), and has a stream corridor running throughout. The proposed development provides for a variety of housing options including high-rise apartments, townhouses, and villas; commercial buildings to accommodate retail, office, and entertainment uses; hotels; and tourist-related amenities. The development also includes plans for recreation facilities, parks, trails, and other open-space amenities. The master plan focuses on the development of three compact mixed-use centers along the existing major road and the preservation of steep slope areas in order to decrease infrastructural costs. Taller buildings are sited to take advantage of mountain views to the south and views of the city to the west.
